Fire risk assessments.
Your words. Issued sooner.

Capture findings on site by voice, text or photo, even with no signal. Cindr puts them into a PAS 79-1 or BS 9792:2025 report in your wording, checks every question has an answer, and hands it back for you to sign.

PAS 79-1
02

Residential

Housing FRAs to BS 9792:2025, starting with Type 1 common parts assessments, including the housing-specific checks assessors are expected to record: secure information boxes, wayfinding signage, evacuation alert systems and communal fire-door provisions. Types 2 to 4 are in development.

Build your own

Create your own template with your own sections and questions and use it for every report. It works the same way as the built-in standards. Capture on site, then Cindr puts your notes into your template for you to review.

Custom

From booked job to signed report

Walk the building in whatever order makes sense. Cindr files each finding against the right question in the standard.

Before the visit

Assign jobs across your team and check each building's history before anyone sets foot on site.

On site

Speak, type or photograph findings as you walk the building, in any order. Capture keeps working with no signal and syncs when you're back online.

Sign and issue

Cindr puts your notes into report wording, links every sentence to the note or photo behind it, and flags any unanswered questions.

Every report reads like it came from one firm.

When 6 assessors write up the same finding 6 different ways, someone has to rewrite it before it goes out. Cindr gives the whole team one house style, one shared comment library and one review step.

One house style

Upload your firm's best reports. Cindr uses them as the model for every assessor's write-up.

Shared comment library

Firm-approved wording for common findings, available on site to every assessor, offline. Assessors keep their own library alongside it.

Review before issue

Reviewers check each report before it leaves, with every sentence linked to the site note behind it.

Assessors

More of your week on site

Sole practitioners spend less of Friday on write-ups. Firm owners get reports out, and invoices raised, sooner after each visit.

Your judgement. Your signature.

Cindr puts your site notes into report wording. The assessor sets risk ratings and decides the significant findings. Suggested remedial actions only reach the report if the assessor accepts them, and every sentence is editable before anything leaves the system.

You stay the author

Nothing is issued automatically. Draft text is yours to edit, rewrite, or discard before the report goes to the responsible person.

Assessor-set risk ratings

Risk ratings and significant findings are entered by the assessor. Cindr doesn't make those judgements.

We publish our limits

We document what the system can get wrong and how to catch it, rather than claiming it is infallible. Read our AI responsibility statement.

Questions assessors ask

Does Cindr set risk ratings or decide significant findings?

No. The assessor sets every risk rating and decides the significant findings. Cindr puts the assessor's site notes into report wording, and suggested remedial actions only go into the report if the assessor accepts them.

Which standards does Cindr cover?

PAS 79-1 for commercial premises and BS 9792:2025 for housing, including HMOs, blocks of flats, specialised and supported housing and student accommodation. BS 9792 Type 1 assessments are supported now, with Types 2 to 4 in development. You can also build your own template.

Does it work in buildings with no signal?

Yes. Site capture works offline and syncs when you're back online.

Will the report sound like me?

Cindr writes from your notes using your comment library and up to 10 of your own past reports as a style guide, so the wording matches how you already write. You can edit every sentence before you sign.

Can a whole team work to one house style?

Yes. Firms share one comment library and house style across every assessor, with a review step before any report is issued.

How much does Cindr cost?

£20 + VAT per report, bought as prepay credits. Your first 5 reports are free and there's no per-user subscription. Volume pricing is available for firms producing more reports.

Can clients see their remedial actions?

Yes. Clients log in to a portal to see reports and action status, mark actions complete and download published reports. Actions also export to CSV.
